Update On Future Maintenance

When we started the master-planning for Oran Park Town we had market research that highlighted residents’ concerns that in some master-planned projects across Australia that public spaces were not being kept up to a reasonable standard after the developer handed over responsibility for maintenance to local Councils.

In light of this we proposed the possibility of a special rate levy of an additional $220 per annum to Council’s rates for Oran Park. This was to ensure that there would be sufficient funds to keep maintenance at Oran Park Town to a good standard. This intention has been disclosed in all our sales plans since the start of the Oran Park Town project.  

A special rate levy has been used in some areas around Australia but would have been a first for Camden. A special rate levy must be adopted by the local Council and ultimately approved by the State Government.

This special levy has been considered by Camden Council but Council’s preferred approach is to treat all areas within the Camden Local Government Area equally for both rates and maintenance levels.

More recently, Council has a goal to have a good standard of maintenance for public parks across the Local Government Area.

We have seen evidence of Council’s approach to maintenance in existing areas and we are satisfied that Oran Park Town will look good well into the future. Camden Council currently maintains Gardner Reserve, Bridge Park and Family Hill Park in Oran Park Town.

We have concluded there is no need to pursue a special rate levy.
